The most problems of home loans


I have included below some of the most problems borrowers find themselves in after signing off on their home loans. The good news is that all of these mistakes can be avoided! So, don?t let these happen to you!
1) Biting off more than you can chew. This is the worst problem we see from past borrowers. Although a lender may approve you for higher loan that what you were expecting, it doesn?t mean that you should necessarily buy a home that expensive. Find out what the monthly payment will be, and compare that amount to what you currently pay for housing. Will it be a stretch to make that payment every month? It?s not worth taking the risk and having to sell the home later simply because you couldn?t afford it to being with. You don?t want to be stuck with a home that you never should have bought.

2) Opting for an adjustable rate mortgage. I think all buyers have learned from this mistake by seeing other home buyers on the news in the past year or so. Although ARMs made a little more sense back in the 1980s when rates were triple or quadruple what they are now, it?s simply better to know what your monthly payment will be for the next twenty or thirty years. Also, with the incredibly low rates we?re seeing right now, it makes sense to go ahead and lock in what may potentially be the lowest rate we see again for years.

3) Getting Mortgage life insurance. In the first few months after closing on your home, you?ll get plenty of mail telling you to get mortgage life insurance or mortgage disability insurance. Both of these kinds of policies pay your mortgage bills in the chance that you die or get disabled (and are unable to work). These policies are typically so overpriced that it?s practically a rip off. If you want to get an insurance policy to cover your mortgage, it would be better to get a general life insurance plan or disability insurance (not one specifically for a mortgage).

4) Relying on Prequalification. Many buyers confuse getting prequalified to getting preapproved. Some of these buyers learn the difference the hard way when the lender who prequalified them a month ago tells them a day before closing that they?re actually not going to be able to get the home they picked out. And, yes, this does really happen to people. Be sure to get preapproved before you make an offer on a home. Preapproval is a much more thorough and accurate process than simply getting prequalified.

5) Choosing a bad lender. Simply put, be sure that you choose a lender who will actually lend you the money when the time comes. This mistake usually ties in with the previous mistake ? meaning that some lenders don?t take the necessary steps to really look into a borrower?s situation until right before closing. Be sure to ask your real estate agent for recommendations. He or she will be able to give you a short list of people you can contact who have a good history of getting their borrowers to the closing table.

To avoid such incidents, the IRS announced in 2007 that Loan modification would no longer be classified as “prohibited transactions.” This applied to all loans originated from January 2004 to July 2007, the peak of the sub-prime boom, and those due to adjust from January 2009 to July 2012. Try to do a little home work before you show your house to the client. Due to the little changes that you have made there may be an increase in the price of the property. When a buyer visits your house he will not look at the tools, dirty washing, kid’s toys etc. He does not want your house to look like a show room but they will expect you to make an effort to show its full potential. A tenant will imagine about his belongings in your property but he cannot think if you have your personal belongings around. So it would be better if you pack your collections or hobbies. The buyer may bring his girlfriend or mum to see the property, they will spot dirt from a hundred paces. Women will see every nook and corner of the house, before deciding to purchase the house. So try to keep your house clean if you want to increase the value of your house. Mostly in kitchens and bathrooms you will find the maximum dirt. Try to clean them in a proper way. A new shower curtain and fresh towels will help you a lot.

how Finding Rent to Own Homes ?



Finding homes to rent are pretty easy. And, of course, there is a huge selection of homes to buy right now. However, finding homes that are rent to own can be very difficult. We’ve gotten more questions about rent to own homes in the past 5 months than we have in the 5 years before that. These are also sometimes called lease to purchase homes or lease with the option to purchase. All of these names can be used interchangeably, since they are referring to the same kind of basic set up.
In rent to own situations, the sellers are willing to lease the home for a certain amount of time. When that rental time is up, the renter has the option to buy the home. Usually the money spent on rent during that time is deducted from the purchase price of the home – a price which is usually negotiated when the rental time is up and market statistics are as up to date as possible. But, if you’re interested in a lease to purchase, know that all of these factors are flexible and depend on the situation. For example, in some cases the purchase price is negotiated well before the renter moves in. So, no two cases will be exactly alike.

A lot of buyers look for rent to own homes in order to have time to get their credit in order. Or, sometimes buyers find a home that they really like, but they’re simply not ready to buy yet. So, renting with the option to purchase gives buyers a lot of flexibility and ensures that they will get the home they want if they decide to purchase it. It’s similar to test driving a car. But instead of trying it for a couple of days, you actually get to move your stuff in and stay for as many months as you can negotiate. There are a lot of benefits for buyers in a rent to own situation.

For sellers, rent to owns can become sticky situations. Because the renter/buyer has so much flexibility, the seller loses a lot of control in the process. After all, there is no guarantee that the renter will buy the home after the specified time frame. So, a seller may have taken his home off the market for nothing and may have lost other potential buyers (who are actually willing and able to buy real estate) in the mean time. Depending on how the contract is written, the seller gets to keep all of the money from the rental period regardless of whether the renter buys. Some sellers are willing to risk taking their home off the market for the chance of the sale, and they may view the money earned as income they would not have gotten if the home had sat vacant instead. Sellers who are desperate and willing to try anything may want to consider listing their home as a rent to own – since some interest (even if it’s not serious interest) is better than no interest at all.

For buyers and sellers, finding a real estate agent who is willing to work with rent to own homes can be difficult. So, if you’re considering a rent to own situation, be sure to tell your agent upfront. If he or she is not able to work with you, find another agent who has experience with these transactions, since there are a lot of factors to take into consideration with rent to own properties.

Getting Started on a Home Loan


Some of the best advice I can give for getting a home loan is to start early. I’ve included some information in this article to help you get started. Even if your time frame for buying a home is a year away, it’s a good idea to talk with a home loan officer and find out if there is anything you can do to improve your financial status in the mean time. He or she may recommend ways to improve your credit score, and many are trained to help you increase your buying power well before it’s time to buy.

I have included a list of everything you’ll need to get started on your home loan. These requirements are standard for any lender. Depending on the lender, you may not need all of this information upfront, but they’ll request the following at some point during the approval process:

1. Pay stubs for the most recent 30-day period.
2. Bank statements for all your accounts (checking, savings, 401K, etc.) for the last 2 months.
3. W-2 tax statements for the past 2 years (if you’re self-employed or have a commission-based income, you’ll need to provide personal and business tax returns for the past 2 years along with your most current year-to-date profit/loss statement).
4. Employer info (name, phone number, and address) for your most recent 2 years of employment.
5. Address(es) for your residence in the past 2 years (if you’ve rented, you’ll need to give your landlord’s name and phone number).
6. Money for a credit report and appraisal (which is usually $415).

When you’re ready to talk with a lender, be sure to use a good name with a long-standing track record. One of the most important parts of choosing a lender is usually the last thing people think of. Make sure that the lender you choose is actually going to have the money at the closing table. Believe it or not, this has been one of the biggest problems over the past year – and especially in the past few months, since lenders are really having to minimize their risk in giving out loans. Work with a bank that closes on the loans they approve or commit to.

One way to make sure your loan will close is to make sure you’re working with an in house underwriter. This means that when he/she approves a loan, it has already been signed off on and approved. Some home loan officers have to send off the loan to get approved. This is a major benefit of one of the lenders we personally use. Everything is local – even the funding is local. Nothing has to be sent off. Everything is done in house.

When any lenders takes your loan application, they have roughly 300 products (or loan packages) that you may qualify for. Using this large inventory, they find the best product for you. Some brokers have to go to another company to find their products. When this happens, many brokers look for who’s going to pay them the most for sending their loan to a buyer. In these cases, the brokers are not finding what is truly the best loan product for you.

Beauty corner desk




Have you ever wondered who invented the corner desk? No? I didn't think so,but neither had I until recently when I got to thinking, who invented this common, every day piece of office furniture?

Well, if you ever want to stump Google, then this is a good question to ask. I typed in "who invented the corner desk," and the number one return on page one came from the Rabbi's Corner: Did you ever wonder who invented Sunday School? Talk about way off mark! But just in case you are interested, Sunday school for Jewish students was invented in 1838 in Philadelphia by a woman named Rebecca Gratz. I am not Jewish, but at least I now know who to thank for some of my childhood education (and adult since I still attend some form of Sunday school today, currently as a teacher). I wonder if Rebecca Gratz had a corner desk?

Probably not, because the original desk was designed to sit in the middle of a room, or at the front of the room if you were a teacher. Lets take a look at an old style office, often still found today if you are an executive. Someone enters the office, and your desk is in the middle, or back quarter of the room facing the door. In front of your desk (remember, you sit behind the desk) are a couple of chairs for friends or clients (sometimes your clients are your friends). Behind you are some book shelves, a window to one side, and perhaps under the window is a small side bar. Your walls are also graced with classy art, perhaps a portrait of a distinguished great grandfather in his military uniform. You have a safe concealed somewhere, or at least a few hidden compartments in your desk. Your office is finished in rich woods and leather, and is your favorite room in the house.

If you are a teacher, your light pine desk is not so fancy, but still sits at the front of the classroom with your switch and an apple on top.

Now, I do not think that the corner desk evolved from this standard style of antique desk. No, I think it more likely evolved from a roll top desk. Why, do you ask? After all, they do not look anything alike. Remember, this is pure speculation of thought, but who used a roll top desk? Most often a book keeper, or other worker who had a boss. With a roll top desk, you focus on your work at hand, and when you look up, do you see a lush office or view from a window? No, you see little cubby holes and slots that hold more work or are a reminder of the work that you are doing.

Sounds a lot like a corner desk, doesn't it? With the advent of the age of technology and computers, a computer just doesn't fit in a roll top desk very well. Think about it, a corner desk is very functional, as a matter of fact, most modular furniture, that are often in cubicles, are corner desks molded to fit into a small work space. With a corner desk, you sit and look at your computer screen, or books, or items stashed away in small cubbies and shelves on the "hutch". With a corner desk, you do not have lush leather chairs for your clients, or nice art, or a large window to enjoy the view.

A corner desk is practical and functional, and designed for the worker, just like the roll top desk. So, though I cannot say for sure what the history is of the corner desk, I can speculate, and believe that I have come up with a fairly good theory on the evolution of the corner desk.

A simple area rug is one of the most versatile and valuable design tools a homeowner will ever find. Whether you're covering, accenting, hiding, or staging, this little carpet is pure gold. It can make an area look bigger, or smaller, and add life to a tired room.

Here are some decorating ideas to help get your creative carpet juices flowing.

For those large rooms with sparse furnishings, a big area rug can add interest to a room and fill in some of the empty space. Make sure the size is neither too big nor too small. The colors should reflect the theme of your house.

Place the carpet in such a way that the furniture can be arranged on the rug. Leave enough space around the carpet so that the floor around the wall is exposed. Suddenly, your room will appear half full instead of half empty.

Open concept floor plans are all the rage in most new neighborhoods, and area rugs can help define spaces without building walls. Take a great room for example, where a living room, dining room and possibly a kitchen are all open. Place a more formal carpet under your dining room table, again slightly smaller than the room, so there is space from the walls.

Separate this with a different area rug (same decorating scheme), in the TV area, and now you have two rooms with no walls. The furniture is anchored to that area and appears like a unique space.

Carpets can also be used to open up entrances and add character. A long narrow runner can add depth to a small foyer and create a walkway to adjacent rooms.

Devote some time to cleaning your outdoor furniture



Now that the sun is shining, we'll be spending more time on the deck. Devote some time to cleaning your outdoor furniture and it will be all set for another season. Practice some of these simple tips every year to keep your furniture looking great.

First decide whether your outdoor pieces can be simply cleaned or whether they are in need of a new paint job. If so, clean them up, but put them aside for further attention.

Use a mile dishwashing detergent that has no bleaching agents or abrasives.

Refrain from using the harsh jets of a power washer. A simple sponge or cloth followed by a rinse with the hose is all you need.

Wicker: The basket weave is prone to trapping dirt and can be difficult to clean. Try using a brush attachment on your vacuum and then sponge off with an oil-based soap. Rinse well with clean water.

Wrought Iron/Metal: Rust will be your biggest culprit when cleaning metal furniture. Sand it with a fine sandpaper, wipe with a tack cloth and then touch-up with an exterior paint with a built-in rust protector. Especially for decorative metal with lots of swirls and curves, apply a couple coats of wax to keep it looking nice.

For stainless steel, use the same polish that you would for a stainless steel appliance and never use anything abrasive.You may have to apply it monthly for extra protection from the elements.

Teak: The natural oil in teak protects it against moisture and rot, but it still needs to be cleaned up. Sponge off with mild soap and water and apply teak cleanser on any stains. A mild sandpaper will also work on any surface stains.

If you want to retain the beautiful honey color of the wood, apply a teak brightener and sealer to protect from the sun.

Resin: If the furniture is a wicker look type of resin, try using a soft bristle brush to get under the crevices and then wipe clean. For any stubborn stains, use vinegar or bleach mixed with water.

Wood: Regardless of what type of wood you are cleaning, to get rid of mildew, use a soft bristle brush and a mixture of oxygen bleach and water. To perk up the color, try using a semi-transparent stain or an oil finish to protect it from the sun.

Marble: Sponge of with mild soap and water and apply a stone sealer every year to protect the finish.

Plastic: This type of material will last for years if well cared for. Mild soap and water is usually adequate, but use a soft bristle brush and household cleaner for stubborn stains. Plastic is porous and tends to stain, but a couple coats of car wax will keep it looking like new.

Aluminum: Never use anything harsh on aluminum or the coating could be subject to rust and corrosion. Again, car wax works great to protect the surface. Cast aluminum can stay outside year round, but tubular aluminum furniture needs to come indoors.

Fabric: Clean with a sponge and mild soap, using stain remover for any stubborn spots. A combination of nonchlorine bleach and water is good for mildew. Once a year, spray the fabric with a protector that guards against UV rays, moisture and stains.

Remember at the end of the season, place your furniture in a covered area, or bring it indoors. Some people like to use covers, but ensure they are made of a completely breathable material or you will be dealing with a mold problem next spring.
